Beautiful warm and sunny weather might sound great for spending time outside, but it can prematurely age your property. The merciless beams of UV rays pound on your parking lots, driveways, and other paved surfaces for hours and hours each day. Add in the heat of summer, and you have a recipe for cracks, fading, and other damage. Seal coating driveway and parking lot surfaces can help protect your pavement from the Phoenix sun and leave it looking like new, even after years of wear.
Asphalt pavement, to keep in simple terms, is primarily rock and/or stone & gravel, along with a binder. The rock, or aggregate, is held together with this binder also known as asphalt cement. The binder is created from the distillation process of certain crude oils. Maintaining this binder is essential in prolonging the deterioration of asphalt surfaces. Rain, U.V. rays, and chemicals, as they are introduced into the asphalt, will degrade the binder and thus begin the degradation process of the asphalt. This will continue, and create a surface that turns brittle. To reduce the effects of these elements, it is important to implement a maintenance program that utilizes seal coating to extend the life of your parking lot or driveway.
Sealcoating will provide a layer of protection blocking out the following elements; water, oils, and U.V. damage. In addition, when applied to manufacturers’ specifications, seal coating provides a slip-resistant surface with a deep black finish that greatly enhances the overall appearance of a parking lot or driveway. Seal coats are typically bituminous-based products or acrylics. The seal coat is in a liquid formulation of one of the above emulsions, mixed with water, silica sand, polymer additives, and other proprietary fillers and solids. These products can be applied by brush, spray, or squeegee.
A regularly scheduled seal coating program will more than double the life of the asphalt, saving you significant dollars down the line. Instead of having to pay thousands of dollars for new pavement, it is more cost-effective to spend only pennies on the dollar per square foot to maintain.
To summarize, seal coating every two to three years will certainly extend the life of your asphalt pavement- for minimal cost. When applied appropriately, and at the right time, seal coating; prevents oxidation, stops weather damage, and beautifies pavement.
Adding a coat of coal tar or asphalt seal coating to your driveways and parking lots offers significant advantages to your business.
Take a look at your parking lot. Does it look vibrantly black with clearly painted lines, or has it started the inevitable fade toward a pale, washed-out gray? Changes in the visual appearance of your paved surfaces can be an early warning sign that it is time to invest in an asphalt seal coating. Here are some of the big warning signs that could lead to potholes or major damage if you ignore them.
While seal coating can protect paved surfaces from all sorts of weather hazards, from UV rays to eroding winds, you should only seal coat a surface during certain conditions. In an ideal world, and generally speaking, you should look to seal coat during the summertime, or when the temperatures are high and humidity is low. Luckily, in Phoenix, that’s practically all year round.
The reason high temperatures are ideal for seal coating is due to how ambient heat helps to dry and cure asphalt sealers. That is, the higher the temperature, the less time it’ll be before you can drive on the asphalt again. Even seal coating at a moderate temperature, say 50 degrees, can adjust the needed drying and curing time of 24 hours to 72.
Beyond temperature and humidity, it’s essential to note what part of the pavement receives direct sunlight and what part sits under shade. Direct sunlight aids the drying process due to the increased heat. If you notice a shady area that needs seal coating, keep an eye on it throughout the day. It’s possible the shade only hits at specific times, which means you should try seal coating other areas first, and then work on the previously shaded spot once the sun hits.
There are primarily three types of asphalt sealers. They are commonly known as; coal-tar, asphalt emulsions, and acrylics. All three have their advantages but are typically chosen by the contractors’ preference unless otherwise specified. Some States in North America have banned the use of coal tar-based sealants primarily based on United States Geological Survey studies
– Acrylic sealers are typically produced in multiple colors and are a niche product for sealing and beautifying properties such as driveways & golf cart paths or as identifiers to specific parking areas & entrances.
