How Long Does Asphalt Overlay Last?

As a general rule, an asphalt overlay will last about 10-15 years. That makes it almost as durable as a brand-new asphalt surface, because the removal and replacement option is normally good for about 15-20 years. In other words, you can expect your overlay to last about as long as brand-new asphalt, give or take five years. Part of this depends on the type of soil underneath your paved surface.

Moisture will drain better in places with sandy soil, which helps the overlay last longer. Places with thick soil like clay will hold onto water, which is especially dangerous when that water freezes and thaws. Since neither excessive moisture nor freezing temperatures are very common here in Phoenix, you can expect your asphalt overlay to last a bit longer than the national average.

 

How Much Does Asphalt Overlay Raise My Surface?

Since asphalt overlays typically involve between one and two inches of new material, that’s how much higher your paved surface will be after the process. This may not seem like a big deal at all, but it’s important to make sure that the additional height doesn’t create problems. PROCEDURE:

All necessary repairs should be completed to the existing pavement prior to installation.

• The asphalt pavement should be cleared of all debris

• Storm sewers and other in place objects may need “risers” to compensate for the increased height of the new pavement

• A tack coat should be applied to the old pavement to help with binding of the new pavement

• Asphalt will then be installed. Typically, 1-2″ of asphalt are applied in an asphalt overlay.
