It protects the surface after small cracks have begun to develop, making it an excellent solution for minor damage. Sealcoating provides a protective layer to keep out oil and water that tend to seep down to the substrate, in addition to protecting it from sun damage. It takes a dull, discolored surface and gives it back the dark asphalt color you’re used to.

Cold-Mix Asphalt

If the cracks in your asphalt have gone beyond small and are now in the range of ¾ inch to an actual pothole, we recommend filling it with cold-mix asphalt. We recommend contacting a professional to be sure it gets compacted completely and leveled correctly. A pothole not filled correctly can still create an unsafe and uncomfortable experience for drivers, as well as for individuals walking to and from their vehicles.

Compacting the Sub-Surface

In some situations, asphalt damage appears as ruts that are the result of vehicles consistently using the same route. There are a couple of reasons for this, including a sub-surface that was not compacted correctly during the initial laying of asphalt. Extra Space – As was touched on previously, an extra layer of asphalt requires additional space. It cannot go so high that it obstructs an entrance to a building or creates an unsafe transition from the driveway to the road or sidewalk. Be sure there is proper space for the layer, all the way around.
Granular Base – The granular base is immediately underneath the asphalt and should be in reasonably good condition. Slight cracks or unnoticeable flaws are okay, but anything major indicates a problem.

After a contractor has a look at these three aspects, and possibly a few more, he/she will know whether your project is a good candidate for resurfacing with hot-mix asphalt. The process is completed by having the old surface cleaned well before a tack coat is applied. This allows the new surface to grasp the old surface properly. The hot-mix asphalt is then put down and compacted into place.
